My family and I call the Westshore home, and one of the questions I hear most from buyers is which part of it they should be looking in. Langford, Colwood, and View Royal sit right next to each other, but they feel quite different day to day. Here's how I'd describe each one.
View Royal: closest to town
View Royal sits between Victoria and the rest of the Westshore, which makes it the shortest trip into the city. Much of it is established neighbourhoods with mature trees and larger lots, along with some newer townhomes and condos. Thetis Lake Regional Park and the Galloping Goose Trail are right there, and Victoria General Hospital is close by.
It tends to suit people who want a quieter, settled feel without giving up an easy commute.
Colwood: ocean, history, and newer neighbourhoods
Colwood has a bit of everything. Along the water you have Esquimalt Lagoon, Fort Rodd Hill and Fisgard Lighthouse, and the grounds of Royal Roads University and Hatley Castle. Inland, there are established family streets, and to the south, Royal Bay is a newer planned community with homes looking out toward the ocean.
Colwood suits buyers who want to be near the water and green space, with a choice between older homes with character and newer construction.
Langford: the busiest and newest
Langford is where most of the Westshore's shopping, restaurants, and recreation are, and it has grown quickly. You'll find plenty of newer condos and townhomes near the city centre, family subdivisions on the hillsides, and Bear Mountain with its golf courses and trails. Langford Lake and Florence Lake are busy all summer.
Langford suits people who want a newer home, lots of amenities a short drive away, and more options across a range of price points.
The commute
If you'll be driving into Victoria for work, the commute matters more than almost anything else. Locals call the morning slowdown on the highway the Colwood Crawl for a reason. Before you buy, I suggest doing the drive from the neighbourhood you're considering at the time you'd actually be making it. Ten minutes on a map can be thirty on a weekday morning.
Schools
School districts don't line up neatly with community names. View Royal is mostly served by the Greater Victoria School District, while Langford and Colwood are in the Sooke School District. If schools are part of your decision, check the catchment for the specific address with the district before you write an offer.
How to choose
I usually ask buyers three questions. Where do you need to be most weekday mornings? What kind of home do you want to live in? What do you want within walking distance? The answers tend to point clearly at one of the three.
